Preparing for your inspection:

What to expect

Your attorney has hired Ball CM to inspect your home for defects. A member from our office will contact you to schedule an inspection of your home. Next, a certified building inspector will investigate the original construction components of your home, as well as areas where common defects are known to occur in your housing development.

On the day of the inspection

Our goal is to review as much of the original construction of your home as possible. Please make every effort to provide the inspector with easy access to areas like under-sink plumbing, garage slabs, water heater areas, laundry room plumbing, and garage doors.

Attic and Roof Access

Attic access is usually through a hatch in the master closet ceiling. Please make every effort to provide a clear space for the inspector to access this area. The attic inspection is an important aspect of your inspection.

When weather and conditions allow, we will inspect your roof. Our inspectors are thoroughly trained in safe, non-destructive methods of observing roof construction.

Interior Access

We are sensitive to your personal space. Please let us know if there are areas of your house that you do not want our inspector to visit. While we prefer to observe every part of the original construction of your home, we understand if you have certain issues such as a sleeping child at the time of your inspection.

If you would like, you may also flag specific areas of construction concern by placing a piece of painter’s tape, a post-it note, or colored tabs, for the inspector.

Intrusive Testing

If your home has been selected for further in-depth investigation, please know that this is an important step to move the case forward for your entire neighborhood. You will be notified by a member of our staff if your home has been chose for a second appointment.

On the day of this expanded inspection, your home may be visited by several different inspectors and crew men. This process may involve targeted areas of intrusive investigation, such as structural connections inside your walls, potential areas of window leakage, concrete slab coring, roof tile removal, et cetera.

Be assured, we will leave your home just as we found it, and we will remain in constant contact with you throughout the process.

Exterior Access

We will need access to your front, rear and side yards. If you have dogs, please shelter them indoors while we are outside your home. You do not need to provide a ladder. Our inspector will bring their own.

Please try to keep your scheduled appointment. Our inspector may have driven a substantial distance to inspect your home.
